We’ll then conduct referencing checks to ensure everything runs smoothly. Our team is always on hand to help make this a straightforward and supportive process.

To get started, you’ll need:

  • Proof of identity (passport or driving licence)
  • Proof of income or employment (recent payslips or a letter from your employer)
  • Landlord references (if you’ve rented before)
  • Right to Rent documents, in line with UK legislation

We’ll use this information to carry out referencing checks — including a credit assessment, income verification, and previous rental history — to ensure you can comfortably meet the terms of the tenancy.

A holding deposit (usually one week's rent) reserves the property while we complete references and prepare your tenancy agreement. If all goes ahead, this will be deducted from your first month’s rent. If you withdraw or fail to provide accurate information, the holding deposit may be retained.

Your full security deposit is protected in a government-backed scheme such as the TDS, MyDeposits, or DPS. This ensures your money is safe and returned fairly at the end of your tenancy, with transparent handling of any deductions for damage or unpaid rent.

Unless otherwise stated in your tenancy agreement, you’ll be responsible for:

  • Council Tax
  • Gas, electricity, and water
  • Broadband and TV Licence

We’ll make sure this is clearly outlined before you sign anything, so there are no surprises.

This depends on the individual landlord and property. If you have a pet, let us know early on so we can help match you with pet-friendly homes. In some cases, an additional deposit or specific conditions may apply — but we’ll always be clear with you from the outset.

If your property is managed by The Avenue, just report the issue via our online portal or directly to your dedicated property manager. We’ll act quickly, keep you updated, and ensure any urgent problems are resolved as soon as possible.

Your notice period depends on the type of tenancy:

  • Fixed-term tenancy: You’ll typically stay until the end of the term, unless your agreement includes a break clause.
  • Periodic tenancy (month-by-month): A minimum of one month’s notice is usually required.

At the end of the tenancy, we’ll complete a final inspection, ensure all keys are returned, and process your deposit return. We’ll make sure this is a smooth and fair process from start to finish.
