About Me
Hi, I’m David Pratt, proud owner of The Avenue Estate Agents, serving Wallingford and the surrounding areas. With 15 years of experience in the property industry, I’ve worked my way from junior negotiator to branch director at some of Oxfordshire’s leading agencies.
More Than an Estate Agent
I don’t see myself as just an estate agent. When I’m instructed to help a homeowner move, I’m all in. I take full ownership of the process and treat each property as if it were my own. My clients trust me to handle what’s often one of life’s biggest transitions, and I take that responsibility seriously.
Selling a home isn’t only about transactions or numbers. It’s about people, emotions, and moments. Every home tells a story, and my role is to capture that story in a way that connects with the right buyers. Whether it’s a riverside retreat or a charming cottage, I focus on showcasing homes that spark emotion and make people fall in love.
Why I Started My Own Business
Over the years, clients began calling my personal mobile instead of the office. That made me realise they weren’t just looking for a service, they wanted a partner. Someone who cared as deeply as they did, who communicated openly, and who was there through every stage.
When I discovered The Avenue, it felt right straight away. We share the same values of personal service, exceptional quality, and doing things properly. This partnership allows me to combine local expertise with the best marketing tools available in the industry. My aim isn’t to be the biggest, but to deliver the best possible experience for every client.
Local Roots and Lasting Connections
I was born and raised in South Oxfordshire, with family roots in Dorchester-on-Thames going back generations. Wallingford and the nearby Thames villages have shaped who I am, and I’m proud to now raise my own family here. This deep local connection helps me guide clients through not only the property market but also the lifestyle that comes with living here - from schools and communities to weekend walks by the river.
How I Work
My approach is simple: honest advice, clear communication, and attention to detail. I limit the number of homes I work with so that I can give each one the time and care it deserves. Every viewing, advert, and negotiation is handled personally by me.
My clients know they can reach me easily. Calls or WhatsApp messages work best, even outside regular hours. Many clients prefer to chat in the evenings after work, once family time is done.
Modern Marketing with a Personal Touch
I use video and social media to bring homes to life and connect directly with buyers. People today want to feel something when they see a property. A well-crafted video or story-led post can make all the difference, helping homes reach the right people rather than just more people.

I’m an emotional person by nature, and I think that’s one of my strengths. I share in my clients’ journeys - the excitement, the nerves, and the relief when everything finally completes. Property moves are personal, and I never forget that.
My aim is for clients to feel they have a true partner by their side, someone who will take their sale personally, handle every challenge with care, and stay fully committed until the job is done.
