The Property
Built in the 1920s, 23 Prospect Avenue is a traditional property. Charm, character and period features appear throughout the home, including picture and dado rails, multiple fireplaces, and stunning original floor tiles in the hall.
Testament to the property’s charm is how long the current owners have lived here. They purchased it in 1992 as first-time buyers – and have been here ever since! They’ve looked after the home so well, and they’ve made updates and improvements over time, such as installing a combi boiler in 2011, replacing windows as and when, and refitting the kitchen in 2014. New owners have the opportunity to modernise if preferred, put their own stamp on the property, as well as add value.
The kitchen is double the size of the original, after a rear extension in the 70s. It’s fitted in a classic style, with cream cabinets and stone surfaces (the owners use the deep understairs cupboard in the hall as a pantry). The layout is well-designed, divided into working and utility areas. The working area has an Aga and a Franke sink, while the utility area has an integrated fridge/freezer, a wine cooler, plus a gap for a washing machine. There’s a bar too for casual dining, sit-down chats over coffee, or for the kids to do homework while you get dinner ready.
The dual living spaces, connected via a wide archway, give you the option for a dining room if you’d like a formal setting for dinner parties. French doors at the back open onto the deck for summertime entertaining between indoors and out. The front living space is used as a lounge, complete with feature stone fireplace, storage cubbies, and a bow window for natural light to flow in. Both these spaces are flexible for other uses, perhaps a playroom if you have little ones.
The upstairs accommodation consists of three bedrooms and a family bathroom. Two of the bedrooms are essentially the same (generous doubles with built-in storage and a fireplace), while the third is a single that would work well as an office, a nursery or a dressing room – depending on what’s most important to you. The bathroom is so fitting for this home, with a heritage Sanitan suite. The bath has a new shower unit, so you have a choice of both quick wash or long soak.
The Plot
A big part of 23 Prospect Avenue’s appeal is its plot. The rear garden is fantastic, facing south for optimum sun and reaching c.150ft long. There’s definitely the space to extend the house (stp) from its current c.900sqft, and there’s lots of potential to create your own outdoor oasis, whether you’d add more landscaping, make something of the end portion, or go mad with planting.
At the top of the garden is a good-sized deck and a block-paved patio for seating, as well as a hardstanding for a shed or summerhouse. Lawn continues down from the deck, with the garden getting wilder as it goes. It’s wonderful for children – and a haven for wildlife (the owners often see deer in among the shrubs).
To the front of the plot is a block-paved driveway for one car. The side passageway to the garden is plenty wide enough to bring through bikes and bulky items, and the porch over the front door means you can leave wellies outside after a muddy walk without them getting wet.
The Position
The property’s position is prime for muddy walks, dog walks and long strolls. This area is ideal for anyone who loves exploring the great outdoors, with country parks, nature reserves, countryside, lakes and the river all providing scenic routes.
Being on the Rushden–Higham border, everything both have to offer is within easy reach of Prospect Avenue. Higham Ferrers town centre with its cafés, pubs, shops and sports facilities is only a 10–15-minute walk away, and Rushden Lakes with its retail, restaurants and entertainment options is just a 5-minute drive away. Family days out in the local area include Chester House,
Families also have schooling on the doorstep. The property is between Denfield Park and the Higham Ferrers schools for primary, and The Ferrers School and Rushden Academy for secondary.
Rushden is well-connected to the county town of Northampton (via the A45 in 20 mins), the city of Milton Keynes (via the A509 in 40 mins), as well as the capital (with commuter services to London St Pancras in as little as 44 minutes from Wellingborough, just 15 minutes from the address).
